Selling your home in a "Distressed Market"
Where the market has cooled, owners actually have to work hard at selling their property. So how do you deal with this new reality? The key is realistic pricing. Kwesi Aboagye, a Real Estate Broker in Maryland and member of American Best Properties, LLC and the National Association of Realtors, says the recent hot market was very forgiving when a house was not priced right. A trained 4 year old could put a property on the market and it would sell, he says. Not anymore.
How to set the price
Aboagye recommends listing your home 5% below the competitive market price. If similar houses are priced at $300,000, list yours for $285,000 to generate an extra level of interest. “You may be able to get a stream of people through the door,” he says. "Essentially, you should price the property to stimulate interest right off the bat."
You also need to be ready to respond quickly to changing market conditions. “The market today is not kind to someone who waits too long to lower the selling price,” says Aboagye. He sees buyers walking away from houses selling for $650,000 because the seller won’t come down 1 or 2 percent — an insignificant amount considering the overall transaction. “A drop in price means a great deal when the market turns around,” he says.
"This is a 'short sale' market says Aboagye, meaning sellers, especially those facing foreclosure and are forced to having to sell their homes, sell their property for less than what's owed. In most cases, the deficiency is forgiven. This type of real estate transaction is subject to the lender's approval and often takes months. The lender typically places the foreclosure on hold during this process. Short sales have reached a record high.
